What am I paying for?
Where to start! Well, it is conveniently located at the north end of GP. The laundry room was always clean. And thats where the good ends. The desk staff has no customer service skills. Owner accused me of letting my dog off leash 3 days after arrival and then said it was a black dog...my dog is not black. Tried to charge me a daily rate instead of monthly because I said I was going to leave 5 days prior to end of the month. Seems obvious the owners dont care and that they are just trying to make money. No one that worked there would even smile or say hello if they say you-except for one lady who was cleaning the restrooms. However, I was told the restrooms were off limits for monthly rentals even though i saw people going in and out of the key coded shower/restrooms. Spots are close together, lots of monthly stays (apparent by the amount of 'stuff' around the trailers). People dumped food/garbage on the supposed dog trail which is actually an access road off of I-5. Speaking of I-5, its literally your back yard and road noise is quite excessive on that side of the park. And I could never get the cable tv to work (which i wanted because the wifi worked only about 20% of the time). Someone apparently came and looked at the connection outside and then let a not on my door that I couldnt even make out what it said. Will do in a pinch, but just wasnt for me.

Better than many. And great at the price
I disagree with the reviewer who complained about run down RV's. At the time of our visit, it was a standard collection of RV's. The big thing for me was that the sewer connection was at ground level, allowing my black tank to drain properly. Too many RV parks seem to believe "it can run uphill". It is close to a main road, so some traffic noise. Many trees. So lots of shade. Every site has a small lawn. Pads are nicely level. It is an older park,so the comment about narrow spaces is true for some of the spaces. I would absolutely return. Cost at the time of our visit was $52- $45+ tax.

TOP NOTCH CUSTOMER SERVICE!!!!
Where do I start? I called another of their sister properties after hours on the weekend......SUE ANSWERED! Not only did Sue answer, Sue found us (a 45 ft motorcoach towing a 30 ft double decker trailer) a home for the night when most places (including this one) were full. There was a cancellation, and she gave us the spot, and came in to check us in after hours. Not only that, she took my Mom to go get ice for us!!! Then, to top it all off, we have a dually pickup with a 30ft boat.......they even accomdated us with parking that! This level of customer service does NOT exist anymore. Sue is a delight. This park is close to the freeway, so if you are looking for silence, its not, but it is a well kept park where many have taken up long term residence. When I pulled in, a neighbor came to assist me in navigating my way to the space and maneuvering my 75 ft long operation into a good spot. I felt safe and was very happy!! Will absolutely stay here again when rolling through on our trip up north and south. See you again soon Sue!!!

New Management, Going Downhill
The price hasn't dropped to make up for the negatives. Stayed here in 2016 and 2017 and it has gone downhill. Restrooms closed due to Covid, no working WiFi, mostly long-term permanent guests, landscaping care is lacking and the grass is all but dead. There are non-paying guests living in cars and RVs along the dead-end street leading to the park and a few have hoses/cords hooked up to guests living inside the park. Outside our front window is an old RV with an unkept older RV van and an old car up on bricks overflowing the site. The office claimed the police would be removing all the street campers in cars and RVs but they have remained for several days. This was the only RV park with a pull-thru site available or we would not have stayed. We will not stay here again until the new management returns the park to its former state.

Beware
Avoid this RV park at all costs! I understand why Leonard (the new owner) asked me to leave. (When I discovered my companion was sneaking off to do drugs in the park bathroom, I asked her to leave as well). I complied with his request without issue. I do not understand why, (despite the fact there was no damage to the property), Leonard refused to refund the entire amount of rent I pre-paid for the coming month. He also threatened to blacklist me from all RV parks if I continued to press for a full refund. (can he even do that?) Although Leonard wants to pretend like he cares about his customers, he doesn’t want to actually comply with Oregon Law. “If the landlord fails to comply with Or. Rev. Stat. § 90.300 (13), or if the landlord in bad faith fails to return all or any portion of any prepaid rent or security deposit due to the tenant under this chapter of the rental agreement, the tenant may recover the money due in an amount equal to twice the amount.” I’m sure he’s assuming no one will take the time to pursue this through small claims court and unfortunately, he’s probably right. What I will do is put this review out there so everyone else knows to be wary of Leonard’s unscrupulous practices as the new owner of Jack’s Landing RV in Grants Pass and find somewhere else to stay.
